What you need to check when buying rural land

People considering buying a rural property now have access to a simple guide that highlights the things they need to check before they purchase. 

The Department of Primary Industries (DPI) has recently published a factsheet titled “Precautions when buying rural land” which covers some of the issues to consider when purchasing a rural property.  

“It also outlines a wide range of information about rural land use and obligations,” said Melissa Kahler, Resource Management Officer with NSW DPI.   

“Buying rural land should be a rewarding experience offering a great lifestyle and potential income – but it is important to do your homework to make sure you know what you’re buying. 

“A thorough assessment of the suitability of the land for your intended enterprise is critical. 

“Issues such as plant and animal diseases; insect pest prevalence; weed and vertebrate pest notices and chemical residues may impact on the way the buyer can use the land.” 

Ms Kahler said the vendor is not always obliged to disclose all such information. 

“So it is up to the buyer and their solicitor to carefully inspect the property, examine the contract, and ask the right questions about the issues that could affect the use of the property,” she said. 

“This factsheet outlines the relevant information to look out for. 

“It also provides details about where you can access further information.  

“For instance, the Livestock Health and Pest Authority are able to assist with livestock health and chemical residue concerns; they are also able to provide advice on stock movement and export certification and can advise on notices relevant to the proposed land.”  

The factsheet is being promoted to stock and station agents as well as local councils.
