Some precautions when buying rural land

Before buying rural land a prospective buyer should fully assess the suitability of the land for their intended purposes. This includes assessing inconspicuous features which the vendor is not legally obliged to disclose and which routine conveyancing inquiries may not uncover. Ultimately, it is up to the buyer and their solicitor/conveyancer to carefully inspect the property, examine the contract, and ask the right questions.
This Agnote covers some of the issues that prospective buyers should consider when buying rural land, with particular reference to legislation administered by the NSW Department of Primary Industries and Rural Lands Protection Boards (RLPB).
